Full Management is a flat 8% of collected monthly rent, plus a single tenant placement fee equal to 75% of one month's rent. There are no setup fees, no markup on maintenance, and no repeat fee when we renew a good tenant. You'll see the exact figures in writing before signing.

Every applicant goes through credit checks, income and employment verification (typically 3× rent), landlord references, and a review of their rental history, all within the bounds of Ontario's Human Rights Code and the Residential Tenancies Act. You approve the final applicant, and we never place a tenant without your approval.

We act immediately: structured reminders, lawful N4 notices, and, if it comes to it, full representation through the Landlord and Tenant Board process. Rigorous screening up front means this is rare, but if it happens, you have an experienced team handling it correctly.

As much or as little as you like. You set maintenance spend limits and approval thresholds. Anything above your limit needs your okay; routine items are handled for you. Everything is logged in your owner portal so you always have full visibility.
